Let's Make a Deal!

I made an offer on a duplex today--it's not one of the condos on the list. It's a cute 2-bedroom 1940's home that I saw yesterday! In the above view, the kitchen window is to the left. The middle window is the dining area, and the large window is in the living room. The second large window belongs to the other half of the duplex.

It needs some TLC--there are beautiful oak hardwood floors underneath the nasty carpet. The living/dining room is fairly large, with coved ceilings. I'd repaint with neutral colours, probably sand, with a darker accent wall--but certainly not the lovely shade of red currently on the walls!The doors have the original charming cut-glass knobs, but one knob assembly is missing from one of the bedroom doors. Any ideas about finding a replacement?

I'd like to rearrange the kitchen and plumb it for a gas stove. The wall to the left separates the kitchen from the living room; I'd like to take it out and put in an island. Granite countertops, of course, and stainless steel appliances.

The bedrooms are of reasonable size. You can fit a queen-sized bed and a dresser in here, comfortably. If you look through the window on the right, you can see an old, huge clematis growing up the back wall!The back yard needs some landscaping--it's a blank canvas right now. Those of you who know me know that I'm already drooling over that! There is a small, detached garage at the back of the lot.

All in all, it's cute and will be cuter with the necessary TLC. It's in a terrific location--close to everything! It's better than affordable! And, it will be a good rental when I'm ready to move on--that's part of the long-term retirement plan.
